We are a design and build contractor - CAT A+ procured through the design and build route not only saves time on site as both projects can be implemented simultaneously, thus further reducing void periods but also enables Landlords to make quicker and more informed investment decisions from the outset as costs can be understood and fixed from the beginning. Costs are also under constant review during the design stage, rather than following tender, as would be associated with the traditional route. In most cases the M+E installation is already in place and needs altering to suit a new layout, we can work with your incumbent M+E engineers to ensure that your systems are altered efficiently and future maintenance is made easier, as the installation should not require alteration again by a third party.
Keeping Control of Costs and Implementation
In many cases we buy componentry directly from the manufacturer, which reduces additional mark-ups which are added when purchasing through supply and fit subcontractors. This also enables us to keep control over costs and the implementation of our intended design. This will help to ensure the products used, are built to last and will benefit more than one future tenant, if maintained correctly.
Single Point of Contact
A single point of contact enables speedy turnaround of client variations together with fast implementation on site, all leading to a reduced project schedule. During the initial stages, one point of contact is in control of the designs and costs which are produced concurrently, also reducing the timeframe from initial brief through to a start on site.
We will work with you and your letting agent to understand your investment limitations, target market and timescales, so that our solution satisfies your requirements and importantly, maximises your return on investment.
If your asset has achieved a BREEAM rating, we will of course work with your consultants to ensure that the CAT A+ project(s) is also designed around the criteria set for the building.
Upon completion, our team will be on hand to answer any queries and work with your asset management team to make any future alterations to the space, to suit your specific tenants’ requirements.
